I tried to simulate my model and everything passes (generating hdl files).
The problem is it doesn't start the Simulator, I get the following:

Then nothing happens and if I type xterm into my terminal it says "command not found"
Did I miss something?

If you are getting a command not found when you try and run xterm then it looks like you have an environment configuration error.
"xterm" is the standard terminal emulator for the X Window System. A user can have many different invocations of xterm running at once on the same display, each of which provides independent input/output for the process running in it (normally the process is a Unix shell).
You will need to provide the xterm application for your system.
